CPS CORFAC International Sells Four Investment Properties in Silicon Valley

July 3, 2008 – Santa Clara, Calif.–CPS CORFAC International announced the sale of four buildings in San Jose and Milpitas for approximately $9.1 million.

Jeff & June LLC sold three buildings at 750 Capitol Avenue in San Jose totaling 22,700 square feet on 2.22 acres for slightly more than $8 million to The Mavi Living Trust. Jeff & June LLC also sold a 3,600-square-foot building at 123 Corning Avenue in Milpitas to Full Moon Properties LLC for approximately $1.08 million.

CPS CORFAC International represented Jeff & June LLC in the sale, with Associate Vice President Jon DeCoite, Senior Vice President Erik Hallgrimson and Senior Vice President Alan Guterman managing the transaction.

“Net-leased investments with credit tenants remain in high demand, despite the economic slowdown,” said Jon DeCoite, the lead CPS CORFAC broker in the transactions. “The strength of our client’s tenant and the long term in-place lease set this offering apart from other properties on the market and allowed us to achieve our target valuation,” said Mr. DeCoite.

All four buildings were sold as leased investments, with new 12-year triple net leases in place commencing July 1, 2008.  The buildings are leased to Nobel Learning Communities (NASDAQ: NLCI), which does business as Merryhill Schools, a private ‘for profit’ school with over 150 schools in 13 states.
