Three-Building Business Park in Cupertino Sold by CPS CORFAC International
March 29, 2007 – Cupertino, Calif. –CPS CORFAC International's Chief Executive Officer Sutton Roley today announced the sale of a 217,000 square foot, three-building business park in Cupertino, located at 10100 Tantau Avenue at Stevens Creek Boulevard.
Four Corners Properties acquired the commercial office complex from an affiliate of Sand Hill Property Company for an undisclosed price.
CPS’ Erik Hallgrimson, senior vice president/principal, Brandon Bain, senior vice president/principal and George Reilly, senior vice president/principal, brokered the transaction. CPS’s involvement with the 10100 Tantau Avenue dates back to 2006 when the CPS team was selected to market vacant space in the project for lease. In the fall of 2006, CPS successfully retained a tenant, Verigy, for the largest contiguous vacancy in the project. Verigy, a premier semiconductor test company and a spin-off of Agilent Technologies, leased a two story building totaling 100,491 square feet at un-disclosed terms.
After successfully brokering the Verigy lease, CPS su bsequently negotiated the sale of all three buildings in the business park to Four Corners Properties. The other two buildings in the complex are a two story, 57,000 square-foot office property tenanted through July 2007, and a four-story office building comprised of 59,384 square feet that was vacant at the time of sale.
Built in the late 1980s by Tandem Computers, Four Corners is retrofitting the unoccupied space and bringing the buildings to modern, Class A standards. Construction is planned for the renovation and will initially focus on the lo b by, elevators and other core areas of the partially occupied building. Four Corners’ renovation includes the complete renovation of the four-story building to move-in condition. CPS Agents Brandon Bain, Erik Hallgrimson and George Reilly have been retained by Four Corners Properties to lease the remaining availa ble space in the project.
All three buildings offer some of the best branding opportunities for companies interested in commercial space in Cupertino, with superior signage placements that could be seen by thousands of commuters from Highway 280 as well as Stevens Creek Boulevard, according to leasing agent Erik Hallgrimson.
