CPS CORFAC International Awarded Listing Assignment of Two Prestigious Class A Office Buildings in Campbell, CA

February 14, 2008 – Santa Clara, Calif. CPS CORFAC International's CEO S. Gregory Davies announced today that the company was awarded the listing and marketing assignment by Legacy Partners Commercial for two prestigious Class A office buildings located at 900-910 E. Hamilton Avenue.

Legacy Hamilton Plaza is comprised of two high-image six-story towers totaling 355,727 square feet. The buildings were constructed in 1988 and are currently approximately 81 percent occupied by multiple tenants. Foster City, California-based Legacy Partners acquired the properties on February 12, 2008 from Ohio State Teachers Retirement System for an undisclosed sum.

Visible from heavily trafficked Highway 17/880, and situated near the intersection of Hamilton and Bascom Avenues - one of the busiest intersections in Silicon Valley – the offices provide an unparalleled combination of location, image, and identity.

The CPS agent team of Senior Vice President Steve Pace, Senior Vice President Dan Hollingsworth, Vice President Bob Simpson and Associate Vice President Mary Waddenwere awarded the marketing assignment by Legacy.

Legacy Hamilton Plaza features prominent building/monument signage opportunities, underground parking, an onsite fitness center with showers, and available suites for lease from approximately 2,800 square feet to just over 29,000 square feet of contiguous space.

CPS market research reports that average triple-net rents for completed transactions in the highly desirable West Valley Submarket, of which Campbell is a part, were $1.87 per square foot in 2007. Overall for Silicon Valley, average rents for office/R&D rents for the same period were $1.57 per square foot per month, according to propriety research by the company.
